not bad it's ain't get any end though looks like a good time to take a break no pun intended we're coming up next we've got a story for you a lot of sellers are losing their land because they are getting scammed and basically it's happening through their mailbox and maybe you're one of them so if you are stick around we'll be right back at you in 30 seconds welcome back so the name of this video is beware buyer purchase land scam so what does this have to do with well if you receive any of these letters these basically are buyer purchase letters you know where the buyer is offering to purchase land that that we own our company does for a particular price if you have if you own a quite a bit of land like our company does you get a lot of these letters and we have gotten a bunch have you received one of these in your mail if you have if you own any land you probably have that's because they're mass marketed out mailed just like that become in your mailbox and basically what happens is you get an offer in your mailbox and somebody there basically offers to buy your land and it can be you could get multiple offers for the same land because there's so many of these land companies doing this you know they're they're they call themselves land investment companies so so that we're all on the same page so to speak what I've done is I've put some of these letters and I'm going to show them to you in just a minute so you can look to see what they're like if you haven't received one if you don't own land then you probably haven't receive them but if you do own land you probably may have received one and they're really big right now and then you get a bunch of them and you know like I said before with our company we get a ton of these all the time so let's take a look and see what these letters look like cuz you get an offer in the mail it's a cash offer let's take a look and see what these look like okay so I thought it would be helpful if we looked at a few of these letters I have three here that I want you guys to check out so these show up in your mailbox if you own land and I I get so many of these our company does so anyway so here's it's a purchase agreement you can see that you know the APN number the acreage 13.9 takers and they're gonna offer they're gonna offer us fifteen hundred and thirty eight dollars for 13 acres so that's what it is and then and if you scroll down here a little bit they always give you a deadline date okay this offer shall remain in effect until Monday December 30th to nineteen and if it is not accepted then it will be rescinded so basically this offer will go away if you don't respond right away so and if you're somebody that needs money or something you might be looking at this going wow they're gonna give me fifteen hundred bucks for my 13 acre lot and then as you scroll down here here's another letter you know here's our company and so it basically goes over here's you know here's the acreage and you know you know how many days software will be contingent upon the seller acceptance within two weeks so I have two weeks to decide if this is going to work for me and then they will decide if you know they're going to purchase it because they're going to do their due diligence on the property and then as you'll notice down here here's another one this one's in Klamath County 4.0 nine acres they're willing to give me thirty three thousand six hundred eighty one dollars for this lot you know so so that's basically what these Lots are and then so what you're supposed to do is you're supposed to sign right here and print your name then put your email and your phone number all on that and most of them are the same maybe the same thing here and then I appear to believe it or not all three of these letters are from three different companies they're free different land buying companies okay but all three letters if you look at them look very similar very much the same and the reason that they all look similar is because there's actually a land company that teaches people how to do this and what's funny about a lot of these companies that send us this or and they send them to other people too all over the US you know they just I talked to this one guy one time and he told me that they just send our thousand letters out just like that you know and they get a ton of responses from people who just want to unload their land especially people who like live in Arizona but they own land and Wyoming or something you know and they they don't they don't know the value of it or or you know anything like that so I've seen I've seen these letters work three ways and this is this is how they work so you saw what they are you know and you notice the similarities so but this is how they work so the first rule number one the first way they work is that in the letter they put a long long term closing date okay for it so let's say capital letter in October but in the letter which I've seen them this way I've received them this way our company does so it basically says this deal will close in April so I got an October it's gonna close in April so you sign this contract you send it back to them they basically have control over your property for six months okay so basically it's some it's some type of an option that they're doing with your property so you tie up your property for six months and what they're doing actually is in case you were wondering why would they tie my property up for six months because they're trying to sell your property that's why they're doing it on the slide they're not telling you but what they're doing is they're searching around for somebody else to buy your property and then they're gonna magically show up and go hey I I could close this deal now and that's because they already sold the land and now they're just gonna use their money over here to pay you and then they keep the rest that's basically what they're doing the next way that they do it is number two they give you a lowball offer so they're dealing with somebody who maybe lives in a different state maybe they live in Wisconsin and they own some Oregon land okay so this person doesn't know any value about the Oregon land they just you know maybe they're tired of paying the property taxes which you know could be who knows a little bit but regardless they don't know the value of their property most likely so they get a little ball offer you know twenty acres will give you a $5,000 for it okay and then they go oh sure he have $5,000 Wow yeah you know and so what happens is then they go ahead and close this deal and then they turn around and sell your Oregon property they just bought from you for five thousand dollars they turn it on himself for twenty five to somebody else and that basically is what they're doing okay now the third way that they do it is called the old bait-and-switch I'm sure you've heard of that before it's an old expression but it's basically like this okay so you got your you got your offer let's say it's a decent offer and I've seen them like this - this is a decent offer for your piece of land that say it's piece of land in Arizona it's

hi how are you today i'm linda hafner top producing realtor at era key realty in central massachusetts we're going to talk today about how to sell lands quickly the best way to get your land sold quickly is by giving the buyers what they want and what they want is a piece of property that is already approved by the town and it's a buildable lot and if there are um things on the land that make it difficult for example wetlands you know if wetlands are on the property and they have not been approved by the town and the law hasn't been approved these are all things that slow the building process and buyers don't want to deal with that now granted as a home seller you probably don't want to deal with it either you're like just sell the land and you can do that that is the easier way to do it but it's not going to sell as quickly that way it's probably going to sit on the market longer probably for months sometimes even up to a year if the proper procedures aren't taken to make it buildable quickly in today's world people want things quick so if you can make it easier for a buyer by getting some of the leg work done and building that cost that you invest into the land into the list price it really works out well for both parties what you need to do is find a realtor who can hook you up with the contractors that can help you get what you need done for example pertilant very important and you don't even have to park the lane before you put it on the market uh that means a percolation test um you you could you could actually write right in the mls that you will perk it with an accepted offer that way you don't have to spend the money until you have a qualified buyer willing to buy it and that's less risk for you and less money out for you until you're sure it's going to be sold but at the same time the buyer has the guarantee that the land will be parked and they don't have to purchase it unless it is a buildable lot very important if you want your land to sell quickly is to make sure that it is priced correctly for the market that's a lot harder to do with land than it is with a home because land varies greatly the grade of it the slope the wetlands um the frontage the setbacks the all all of these things need to be taken into consideration when comparing different pieces of land and having a realtor experience with land who knows how to price it and can price it at the correct market value will be recognized by buyers they're going to appreciate that and it will sell quicker so if you need help selling land or you would like a price please by all means reach out to me if you're in central massachusetts 508-942-7923 i have a lot of experience with land and could most definitely help you and would love to do that have a wonderful day you
